2015 Begins with Property Sales Moderating

Property sales, pending sales, and inventory levels in January 2015 looked a lot like January 2014 in Sarasota and Manatee counties.  In both years, sales dropped from the previous month (December), while pending sales skyrocketed and inventories of available properties grew substantially.

The Sarasota County has released an interactive flood Mapping tool to help homeowners to determine if their property is in a flood zone as according to proposed preliminary FEMA high risk flood zones.

2014 Sales Hit Record for Sarasota County

The year 2014 closed with a flurry of sales in Sarasota County, propelling the annual total to an all-time record of 11,550 closed transactions, topping the 2004 total of 11,482. In addition, Manatee County came in at 7,976 sales, within 28 sales of the annual record of 8,004 set in 2013.

Property Sales Still Closing in on County Record

Despite a slower November sales month, the hot sales pace for the first 11 months of the year keeps Sarasota County on near-record pace for 2014, with the 10,621 closed sales coming in 364 sales ahead of the 2013 total at this time.  With December 2014 sales already topping 500 by midmonth,
the final annual total will almost certainly be the second highest ever recorded in the county.

Castel Del Mare Condos near Siesta Key 

The Sarasota Herald-Tribune recently did an article about Castel del Mare and a condo that I have for sale on the 4th floor.  Castel del Mare is located at Stickney Point just before the south bridge going onto Siesta Key.  The article was written by Chris Angermann.

The Sarasota Bradenton International Airport has expanded over the years to now include a large number of daily non-stop flights to 10 major cities.  5 Airlines are now offering non-stop daily flights, some for just the winter snow-bird season while others are offering year round daily service.

The Sarasota Real Estate Market Maintaines Hot Sales Pace in September

Sarasota County real estate market remained on pace for near record sales numbers in September 2014, ending the month with 934 closed transactions 14 percent higher than last September when 817 properties changed hands. Sales for the first three-quarters of the year now stand at 8,784, about 200 sales over last year’s pace which wound up as the second highest sales year in the county’s history. Closed Transactions Remain Strong in August 2014

Homes and Condos continued to sell at a brisk pace in Sarasota County in August, once again nearly reaching the 1,000 level with 975 closed transactions. The eight-month total from the start of the year now stands at 7,850, about 100 sales ahead of last year’s near record totals.

The breakdown for closed sales in August 2014 was 698 single family homes and 277 condos sold, according to figures released by Florida Realtors®. Closings were up 5 percent from last month (July), when they hit 928, and up 1.8 percent from August 2013, when there were 957 closings.
