The Sarasota County has released an interactive flood Mapping tool to help homeowners to determine if their property is in a flood zone as according to proposed preliminary FEMA high risk flood zones.

The Federal Emergency Management Agency –FEMA has been updating the nation’s flood maps known as “Flood Insurance Rate Maps” also known as FIRMs to reflect the current flood risks.

Flood risks can change overtime due to many factors including new community growth, erosion, and the addition and aging of flood control structures and systems. Areas that may have been at one time or another flood risk free may be now categorized into flood zones areas with the new maps. This may mean new mandatory flood insurance requirements.

This also may mean that properties that were once considered in a flood zone may, with the new mapping could be out of an expected flood zone due to flood control structures that have been put in place since the maps where originally drawn up. We have all heard of stories in Sarasota about areas that once flooded 20 years ago but don’t now because of the addition of drainage ditches and the re-structuring of the celery fields out East of I-75 off Palmer Ave.
