More Options for Buyers as Housing Market Finds Balance

 

SARASOTA, Fla. (February 21, 2019) – Closed sales in Sarasota and Manatee County fall short at the start of 2019. Median prices continue to rise and a jump in inventory and new listings point to a more balanced market.

Combined, closed sales in the two-county area decreased by 17.2 percent from January 2018.

Single-family home sales in Manatee County decreased by 16 percent, while Sarasota decreased by 11.4 percent.

Condo sales in Manatee decreased by 6.9 percent and Sarasota sales

2018 Ends with More Inventory and Slowing Price Gains

SARASOTA, Fla. (January 22, 2019) – After a strong year of sales, Sarasota and Manatee housing market falls short in December. Compared to December 2017, this month showed a decrease in overall closed sales, pending sales, and median prices. However, inventory increased across the two-county area. Year-to-date, 2018 shows an increase in sales when compared to 2017 year-to-date numbers.

Housing Inventory Rises in November

SARASOTA, Fla. (December 19, 2018) – Overall, November 2018 reports an increase in closed sales, median prices and inventory in the Sarasota and Manatee market. On trend with a typical November report, the market slows in new pending sales and new listings during this time of year.

Year-over-year, closed sales in the combined two-county area increased by 4.5 percent in November. Condo sales increased by 12.9 percent in Manatee County and decreased by 4 percent in Sarasota. Manatee single-family

Market Remains Stable Going into Season

SARASOTA, Fla. (November 21, 2018) – Compared to last year, the Sarasota and Manatee County market statistics report more closed sales, inventory and a general rise in median prices in October 2018.

Year-over-year, combined closed sales in the two-county area increased by 8 percent. The condo market improved with a 27.3 percent increase in Manatee County and a 10.3 percent increase in Sarasota. Manatee single-family home sales increased by 14 percent, while Sarasota single family home sales decreased by 2.1

SARASOTA, Fla. (September 20, 2018) – August 2018 numbers report an increase in closed sales, inventory and new listings in the Sarasota and Manatee housing market. With pressure from rising prices, the median time to contract is down across both counties.
