SARASOTA, Fla. (February 17, 2026) – The REALTOR® Association of Sarasota and Manatee (RASM, The REALTOR® Association of Sarasota and Manatee (RASM) has released its January 2026 real‑estate market report, providing a snapshot of market conditions across the two counties. According to data from Florida Realtors®, January 2026 reflects a housing market that is adjusting rather than slowing down. In Sarasota County, sales improved in both the single-family and condo markets, while Manatee County experienced softer activity, particularly in single-family homes. Home prices declined in most segments, though Manatee’s single-family market saw a slight increase. Overall inventory levels decreased, keeping the single-family market relatively balanced, while condo and townhome inventory remains higher and gives buyers more options. Pending sales increased across most property types, which typically signals stronger closed sales in the months ahead. Although homes are taking longer to go under contract and close, the market remains active and positioned for steady movement as the year progresses.


“As buyers and sellers evaluate their value propositions, we are seeing the market finding more of a balance and a feeling of confidence that we have settled into a more stable or &quot;new normal&quot; market compared to the swings we saw over the past few years,” said David Crawford, 2026 RASM President. “This benefits all parties and can be seen in the data with the decrease in active inventory and the increase in pending sales as we move into the spring season.”


Key Trends in Sarasota/Manatee January 2026:




Sales Activity:    Sarasota County posted a 0.6 percent year‑over‑year increase in single‑family home sales and a 9.1 percent rise in condo/townhome sales. Manatee County saw the opposite: single‑family sales declined 10.8 percent, while condo/townhome sales slipped 1.7 percent.


Median Sales Price:    Sarasota’s median sale price fell 7.5 percent for single‑family homes and 9.5 percent for condos/townhomes. In Manatee County, the median price for single‑family homes edged up 0.1 percent, while condo/townhome prices dropped 9.2 percent.


Inventory:    Active listings declined 13.7 percent for Sarasota single‑family homes and 2.2 percent for Manatee single‑family homes. Condo/townhome inventory slipped 0.6 percent in Sarasota and 4.8 percent in Manatee. Months supply stood at 5.0 for Sarasota single‑family, 4.6 for Manatee single‑family, 8.9 for Sarasota condos and 7.2 for Manatee condos.


Pending Inventory:    Pending inventory rose 10.9 percent for Sarasota single‑family homes, 23.9 percent for Sarasota condos/townhomes and 21.4 percent for Manatee single‑family homes, while it declined 1.9 percent for Manatee condos/townhomes. An uptick in pending inventory is typically a leading indicator of demand and often translates into stronger closed sales in the following months.




Single-Family Homes


In Sarasota County, January 2026 posted 523 closed sales, a slight 0.6 percent increase over the prior year. The median sale price fell 7.5 percent to $490 000, indicating that sellers are adjusting expectations amid softer demand. Cash buyers made up nearly 45.5 percent of transactions, a sign that well‑capitalized buyers remain active, while sellers received a median of 93.7 percent of their original list price.


Inventory tightened 13.7 percent to 3,444 active listings, equating to a 5.0-month supply. A supply of 5.5 months is generally considered balanced, so buyers have more choice but not enough to force dramatic price cuts. Homes spent a median of 48 days under contract and 96 days to close, reflecting a slower yet orderly market.


In Manatee County, closed sales declined 10.8 percent to 444, yet the median sale price edged up 0.1 percent to $480 495. This slight uptick suggests tight supply and buyer competition are keeping prices stable despite softer demand. Cash purchases accounted for about 32.4 percent, and sellers received a median of 94.2 percent of their list price.


Active listings declined 2.2 percent to 2,843, leaving a consistent 4.6‑month supply. However, homes stayed on the market longer, taking a median of 58 days to secure a contract and 105 days to close. The combination of higher prices and longer market times may reflect cautious buyer behavior: buyers are willing to wait, but limited inventory supports prices.


Townhomes and Condos


Sarasota County’s condo and townhome segment recorded 264 closed sales in January, up 9.1 percent from a year earlier. Even with stronger sales, the median price dropped 9.5 percent to $314 175, pointing to increased negotiation power for buyers. Cash deals represented a dominant 68.9 percent of transactions, showing how heavily investors and second‑home buyers influence this market. Sellers achieved a median of 92.2 percent of their asking price.


With 2,449 units available and an 8.9‑month supply, supply is well above a balanced level. Buyers have abundant choices and this helps explain the longer marketing times of 66 days to contract and 110 days to sale.


In Manatee County, condo and townhome sales slipped 1.7 percent to 169, and the median price fell 9.2 percent to $305 000. Cash purchases comprised 61.5 percent, underscoring continued investor interest. Sellers received a median of 91.2 percent of the original list price.


Active inventory decreased 4.8 percent to 1,631 units, translating to a 7.2‑month supply, which still favors buyers. Median times were 65 days to contract and 110 days to close, indicating a market where patience and strategic pricing remain crucial for sellers.

Year-End 2025 Real Estate Report





SARASOTA, Fla. (January 16, 2026) – The REALTOR® Association of Sarasota and Manatee (RASM) has released its year‑end 2025 real‑estate market report, offering a comprehensive look at housing activity in both counties. Throughout 2025 the region experienced contrasting trends between single‑family homes and condos/townhouses and between Sarasota and Manatee counties. Understanding these nuances is essential for buyers and sellers navigating today’s evolving market.


December 2025 data continued to emphasize these yearly trends. Sarasota’s single‑family market closed the year with 711 sales (up 17.7 percent from December 2024) and a median sale price of $485,000, while the condo/townhouse sector recorded 295 sales (up 15.2 percent) but saw its median price slide to $345,000. In Manatee County, December single‑family sales slipped to 612 homes (–5.6 percent) with a median price near $491,500, whereas condo/townhouse sales climbed to 244 units (up 13 percent) as the median price dipped to about $307,500.


“A lot of headlines consumers read are at the national or state level, and with real estate being hyper-local, those data points don’t give you much true insight into our local markets,” said David Crawford, 2026 RASM President. “Even in Sarasota and Manatee counties, as you can see from the year-end data, we truly have multiple markets, not only between single-family homes and condo or townhome properties, but also between resale inventory and new construction coming to market.”


Key Trends in Sarasota/Manatee Year-End 2025:




Sales Activity: Sarasota County posted a 9.3 percent increase in single‑family home sales (8,183 sales), while its townhouse/condo segment declined 4.3 percent to 3,295 units. Manatee County showed the opposite pattern, with single‑family sales up just 0.5 percent (7,521 homes) and condo/townhouse sales up 4.8 percent (2,719 units).


Median Sales Price: Single‑family median prices eased to $474,700 in Sarasota (–6 percent) and $475,000 in Manatee (–5 percent). Condo prices fell more sharply, dropping 15.3 percent to $325,000 in Sarasota and 8.6 percent to $310,000 in Manatee.


Inventory: Sarasota’s single‑family inventory fell to 3,211 listings (4.7 months supply) while condo inventory expanded to 2,231 units (8.1 months). Manatee’s single‑family inventoryincreased to 2,687 homes (4.3 months), whereas condo inventory remained stable around 1,480 units (6.5 months).


Speed of Sales: Homes generally took longer to sell compared with 2024. The median time to sale was 99 days for Sarasota single‑family homes and 104 days in Manatee. Condos experienced the slowest pace: 112 days to sale in Sarasota and 115 days in Manatee.




Single-Family Homes


Sarasota’s single‑family home market remained robust in 2025. Closed sales jumped to 8,183 transactions (up 9.3 percent), with 40.8 percent paid in cash. Despite the uptick in sales, the median price slipped 6 percent to $474,700, and the average price declined 5 percent to $682,999. Sellers received a median of 93 percent of their original list price. Inventory tightened to 3,211 active listings (4.7 months of supply).


Manatee County saw more modest single‑family results. Sales edged up 0.5 percent to 7,521 homes. Prices eased 5 percent to a median of $475,000 and 5.6 percent to an average of $635,041. Cash transactions comprised roughly 30.1 percent of sales, while sellers still obtained a median of 94.6 percent of their original asking price. Inventory climbed to 2,687 homes (4.3 months supply).


Townhomes and Condos


Sarasota’s condo and townhouse market cooled significantly. Closed sales fell 4.3 percent to 3,295 units. Cash purchases remained high with 64.7 percent of sales. The median price tumbled 15.3 percent to $325,000, while the average price declined 26.7 percent to $514,980, signaling a softening luxury condo market in 2025. Sellers accepted a median of 90.5 percent of their original list price. Active inventory expanded to 2,231 units (8.1 months supply).


In Manatee County, the condo/townhouse sector fared better. Closed sales increased 4.8 percent to 2,719 units, with 51.6 percent of sales being in cash. Even so, prices softened: the median sale price fell 8.6 percent to $310,000 and the average price declined 12 percent to $347,008. Sellers received a median of 92.6 percent of their original list price. Inventory stayed roughly level at 1,480 units (6.5 months supply).

(December 19, 2025) – The REALTOR® Association of Sarasota and Manatee (RASM)    has released its November 2025 real‑estate market report, providing a snapshot of market conditions across the two counties. According to data from Florida REALTORS®, November’s housing market showed divergent trends between single‑family homes and condos/townhouses and between the two counties.


November’s data highlights the need to evaluate each segment of the housing market on its own. While Sarasota experienced a notable increase in single-family home sales alongside softer condo activity, Manatee County showed the opposite trend. These contrasting patterns reinforce the value of working with local real estate professionals who understand the nuances of each market and can help buyers and sellers navigate shifting conditions.


Key Trends in Sarasota/Manatee November 2025:




Sales Activity:  Sarasota County posted a 28.5 percent year‑over‑year increase in single‑family home sales, while its townhouse/condo segment slipped 3.4 percent. Manatee County saw the opposite pattern: single‑family sales fell 13.7 percent, but condo/townhouse sales grew 16.0 percent.


Median Sales Price:  Sarasota’s median sale prices declined for both property types. In Manatee County, the median price for single‑family homes jumped 13.3 percent, while condo prices remained almost consistent year-over-year.


Inventory:  Active listings rose in most segments. Sarasota condos reached an 8.1‑month supply of inventory, while Manatee condos stood at 6.5 months. Sarasota single‑family homes had the leanest inventory at 4.8 months.


Speed of Sales: Homes generally took longer to sell compared with last year. Manatee condos saw the biggest increase in time to contract and time to sale. Sarasota single‑family metrics were relatively stable.




Lakewood Ranch Homes and Condos for Sale


Single-Family Homes


In November 2025, Sarasota County reported 564 closed sales for single-family homes, a 28.5 percent increase year-over-year. The median sale price declined 6.6 percent to $457,495, continuing a gradual normalization from last year. Cash buyers made up 42.7 percent of all closed sales, while sellers received a median of 93.3 percent of their original list price.


Inventory in Sarasota edged up 0.8 percent year-over-year to 3,245 active listings, while the months supply of inventory decreased to 4.8 months, signaling modest tightening compared to October. Homes took a median of 54 days to go under contract and 94 days to close.


In Manatee County, there were 548 single-family sales, representing a 13.7 percent decline year-over-year, reflecting a slower pace than October. The median sale price increased 13.3 percent to $487,233, driven in part by a shift in the mix of homes sold. Cash sales accounted for 27.0 percent of transactions, and sellers received 94.5 percent of their original list price.


Active listings in Manatee rose 8.4 percent year-over-year to 2,647 homes, with the months supply holding firm at 4.2 months. Homes spent a median of 59 days to go under contract and 102 days to close.


Siesta Key Homes and Condos for Sale


“Sarasota and Manatee may share a border, but their single-family markets are behaving very differently,” said Debi Reynolds, 2025 RASM President. “That’s why working with a professional who understands local nuances is critical when making major real-estate decisions.”


Townhomes and Condos


In November 2025, Sarasota County recorded 228 closed sales for condos and townhomes, a 3.4 percent year-over-year decrease. The median sale price declined 11.8 percent to $329,500. Cash buyers accounted for 62.3 percent of all condo transactions, and sellers received 92.0 percent of their original list price.


Active condo inventory in Sarasota rose to 2,203 units, while the months supply settled at 8.1 months. The median time to contract was 61 days, and the median time to sale was 103 days, indicating slightly faster movement than a year ago.


Palmer Ranch Homes and Condos for Sale


Manatee County posted 189 closed sales in the condo and townhome segment, a 16.0 percent year-over-year increase. The median sale price dipped slightly 0.6 percent to $308,000, while cash sales made up 49.2 percent of all transactions. Sellers received 92.3 percent of their original list price.


Manatee’s condo inventory increased 3.4 percent year-over-year to 1,447 active listings, with the months supply slightly increasing to 6.5 months. Homes took a median of 74 days to go under contract and 115 days to close, underscoring the slower pace and heightened competition among sellers.


“The condo and townhome market is clearly more supply-driven, especially in Sarasota County,” added Reynolds. “Higher inventory levels mean buyers have more leverage, while sellers must be more strategic to remain competitive.”

October 2025 Real Estate Report





SARASOTA, Fla. (November 20, 2025) – The REALTOR® Association of Sarasota and Manatee (RASM) has released its October 2025 real estate market report, offering a detailed look at post-hurricane recovery trends across the region. According to data from Florida REALTORS®, the housing market in Sarasota and Manatee counties posted a strong year-over-year rebound in October, one year after Hurricane Milton disrupted closings and listings in fall 2024.


The October figures show double-digit growth in closed sales across both single-family homes and condos, particularly compared to the depressed activity levels of October 2024. Inventory remains elevated relative to last year but has continued its stabilization month-to-month, while prices havecontinued to normalize. As the market rebalances, both buyers and sellers are adjusting expectations and timelines.


Key Trends in Sarasota/Manatee October 2025:




Sales Activity: Closed sales saw robust year-over-year increases across all property types, mainly due to having no hurricanes make landfall in the Sarasota/Manatee region this year.


Median Sales Price: Single-family prices held mostly steady or dipped slightly, while the condo market continued to soften, especially in higher-end segments.


Inventory:  Inventory levels rose year-over-year across all segments, particularly for condos. However, month-over-month increases have slowed, pointing to a possible plateau in available supply.


Speed of Sales:  Homes are spending more time on the market than a year ago, especially condos, as buyers become more selective and sellers price more competitively.




Single-Family Homes


In October 2025, Sarasota County reported 668 closed sales for single-family homes, a 29.7 percent increase year-over-year. The median sale price declined 9.2 percent to $445,000, reflecting a softening from last year. Cash buyers made up 40.4 percent of all closed sales, while sellers received a median of 92.4 percent of their original list price.


Inventory in Sarasota rose 11.5 percent year-over-year to 3,291 active listings, and the months supply of inventory increased to 5.0 months. Homes took a median of 61 days to go under contract and 106 days to close, both up sharply from a year ago.


In Manatee County, there were 596 single-family sales, marking a 26.8 percent year-over-year increase. The median sale price remained stable at $481,000, a slight 0.2 percent increase compared to October 2024. Cash sales accounted for 27.2 percent of transactions, and sellers received 94.9 percent of their original list price.


Active listings in Manatee climbed to 2,671 (up 12 percent year-over-year), with the months supply at 4.2 months. Homes spent a median of 55 days to go under contract and 105 days to close, both of which are longer than a year ago but slightly improved from recent highs.


“October’s numbers show just how far our single-family market has come since last year’s storm disruption,” said Debi Reynolds, 2025 RASM President.


“The spike in closed sales reflects a true rebound in consumer confidence, while more stable pricing and inventory suggest the market is finding its footing again. It’s a strong sign of resilience in both counties.”


Townhomes and Condos


In October 2025, Sarasota County reported 246 closed sales for condos and townhomes, a 23.0 percent increase from October 2024. The median sale price dropped 19.5 percent to $310,000, due to cooling demand in the higher-end market. Cash buyers accounted for 63.4 percent of all condo transactions. Sellers received 89.2 percent of the original list price, down from 94.4 percent a year earlier.


Active condo inventory in Sarasota rose 23.6 percent year-over-year to 2,029 units, and the months supply increased to 7.5 months, indicating a shift toward a buyer’s market. The median time to contract was 101 days, and median time to sale reached 141 days, both significantly longer than the previous year.


Manatee County recorded 175 closed sales in the condo/townhome segment, an 8.0 percent year-over-year increase. The median sale price declined 10.8 percent to $292,500, while cash sales comprised 53.7 percent of all transactions. Sellers received 92.0 percent of their original list price.


Manatee’s condo inventory totaled 1,405 active listings, up 9.3 percent from the prior year. The months supply held at 6.3 months, with homes spending 86 days to go under contract and 128 days to close, a notable increase from October 2024.


“Sellers in the condo market are adjusting to the reality of more competition and price sensitivity,” added Reynolds. “It’s more important than ever to price strategically and work with a REALTOR® who understands current trends and buyer expectations.”

SARASOTA, Fla. (September 23, 2025) – The REALTOR® Association of Sarasota and Manatee (RASM) has released its August 2025 real estate market report, offering a comprehensive analysis of key trends across both counties. According to data from Florida REALTORS®, the August 2025 housing market in Sarasota and Manatee counties reflects a region in transition, with increasing balance between buyers and sellers.


Single-family homes experienced modest year-over-year growth in sales, with Sarasota holding steady on pricing while Manatee saw slight declines. Meanwhile, Sarasota’s townhome and condo market posted strong sales growth, while Manatee’s condo sector experienced fewer transactions.


Across both counties, inventory levels remain higher than last year, though they have started to soften slightly over the past few months. This shift has contributed to slower sales, as properties now take over 100 days to close on average, signaling that buyers have more time and options when making decisions.


Key Trends in Sarasota/Manatee August 2025:




Sales Activity: Both counties saw modest growth or stability in single-family closed sales compared to last August. Townhomes and Condos in Sarasota posted strong growth, while Manatee saw a decline year-over-year.


Median Sales Price: Single-family prices held steady or dipped slightly year-over-year. Condo prices softened notably.


Inventory: Inventory has notably increased year-over year but has started to soften over the last couple of months. The condo and townhome market, especially in Sarasota, are edging toward a buyer’s market, while single-family homes remain more balanced.


Speed of Sales: Homes are taking longer to sell, as time to sale now exceeds 100 days in all segments.




Single-Family Homes


In August 2025, Sarasota County reported 641 single-family home sales, a 1.3 percent increase year-over-year. The median sale price remained steady from August 2024 at $475,000 but increased from the previous month. Cash buyers accounted for 36.3 percent of all closed sales. The median percent of the original list price received by sellers was 92.3 percent, signaling an increase in buyer leverage.


Inventory levels increased by 13.8 percent year-over-year to 3,307 active listings, but have been trending downward since May 2025, bringing the months supply to 5.2 months. The median time to contract and median time to sale increased from the previous month to 69 days and 109 days, respectively.


Siesta Key Homes and Condos for Sale


In August 2025, Manatee County reported 650 single-family home sales, a 5.7 percent increase year-over-year. The median sale price decreased 5.3 percent year-over-year to $467,640. Cash buyers accounted for 28.5 percent of all closed sales. The median percent of the original list price received by sellers was 94.8 percent.


Manatee County ended August 2025 with 2,814 active listings, representing a 4.6-month supply of inventory, signaling sellers still have some leverage. The median time to contract and median time to sale decreased from the previous month to 53 days and 101 days, respectively.


“Inventory has been building over the past year, giving buyers more options, but we’ve started to see a gradual softening over the past few months,” said Debi Reynolds, 2025 RASM President. “This points to a more balanced market where realistic pricing, and strong negotiation strategies are essential.”


Townhomes and Condos


In August 2025, Sarasota County reported 247 townhome and condo sales, a 13.8 percent increase year-over-year. The median sale price fell 13.0 percent year-over-year to $300,000, with 61.9 percent of sales being cash purchases. The median percent of the original list price received by sellers was 88.5 percent.


Inventory levels increased by 12.6 percent from year-over-year to 1,882 active listings, but have steadily decreased since March 2025, bringing the months supply to 7.0 months. The median time to contract and the median time to sale increased from the previous month to 87 days and 132 days, respectively.


Palmer Ranch Homes and Condos for Sale 


In August 2025, Manatee County reported 200 townhome and condo sales, a 7.0 percent decrease year-over-year. The median sale price fell 11.7 percent to $291,250 with 54.5 percent of sales being cash purchases. The median percent of the original list price received by sellers was 90.4 percent.


Inventory levels increased by 9.4 percent year-over-year to 1,396 active listings, but have also seen decreases since April 2025, bringing the months supply to 6.4 months. The median time to contract and median time to sale increased from the previous month to 78 days and 120 days, respectively.


“Condos are taking longer to close, with time to sale exceeding four months in many cases,” added Reynolds. “This underscores the value of working with a REALTOR® to navigate today’s market and ensure smooth, successful transactions.”
