Sarasota Real Estate Market Remains Hot in August

The Following was reported from the Sarasota Association of Realtors dated September 17, 2012

Members of the Sarasota Association of Realtors® sold 819 properties in August 2012, up 36 percent from last August as the hot summer sales market in local real estate showed no signs of cooling off.

The breakdown was 587 single family homes and 232 condos sold, compared to last August, when only 445 single family and 156 condos sold (for a total of 601 closed sales). The August sales reversed the July 2012 trend, when sales dropped to 699. July has been a slower sales month for the past few years, but the strong rebound in August was unexpected and welcomed by local Realtors®.

Sales in the Second Quarter at the Highest Level Since 2005

As our local market continues to be as busy in July as it was in January buyers are starting to find that prices are moving upward as our inventory stays low and the demand has increased.

Sales in Sarasota Market Continue at Hot Pace in May

The May 2012 numbers are in, and property sales in the Sarasota market once again topped 800 for the third consecutive month. The 854 closed transactions was the second highest total since September 2005, demonstrating once again a market that has recovered to levels not seen since the 2003-2005 real estate surge in Sarasota.

Please find below the latest Real Estate numbers as released by the Sarasota Association of Realtors on May 21, 2012.  Sales volume continues to climb to a seven year high of 886 total closed transactions for April.  Pending sales, which are future closed transactions are at 1,068, which is the third straight month over 1,000.

I personally had 3 properties in the past 2 months that I brought onto the market and within days had serious offers and moved quickly to the closing table.

sarasota_real_estate_market_update_2011_400Please find below the market report from the Sarasota Association of Realtors for the closed December 2011 Business.  This is not only the numbers for December but they have also included the year end perspective.

Overall the year 2011 sales are up 8.2 percent achieving the highest sale level since 2005 and prices have stabilized over this past year.  This is good news for both the buyers and sellers.  Sellers are realizing that if they want to move, because of the low inventory, houses that are coming onto the market are being seen quickly.
 

At the end of December I brought a new listing onto the market and had 6 offers in the first few days.  With one of those offers being accepted as a cash closing in 2 weeks.  This is not an uncommon story.  The…

The Sarasota Real Estate market continues to show improvements with a declining inventory and stabilizing prices.  We at Michael Saunders & Company at the Palmer Ranch Office are seeing a volume of sales that we haven’t seen since 2005.  I personally have seen the effects of a low inventory creating a higher demand for properties across all price ranges.  One of my listings came on the market and on the first day we had 6 cash offers.  I am also seeing short sales closing much quicker…

Sarasota Market Update for the Month of May 2010

Sarasota Real Estate Market at the Highest Level since 2005: Prices Remain Stable

The following information has been taken from the market report given out from the Sarasota Association of Realtors.  These are the market report numbers that have been recorded for business in the month of May 2010. 

Property sales in May 2010 in the Sarasota market once again hit the highest total since 2005 and median sale prices continued the steady pace observed in recent months.  The 766 sales were the highest for the year, topping the April 2010 total of 757, and were the highest total since December 2005, and 51.3% higher than the May 2009 total of 506 sales.  Pending sales were once again strong, hitting 857, but were…
