Sales in June 2015 Continue Record Pace


Falling inventory didn’t hold back the real estate market in Sarasota and Manatee counties in June 2015, as sales continued to push into near-record territory and median sale prices rose in both counties.

Total June sales again topped 2,000 for both counties combined (2,058), pointing toward another potential record-breaking year in 2015. Sales in Sarasota County hit 1,183 in June, one more than in May and 12.9 percent higher than last June. Manatee County saw total sales of 875, above the May figure of 827 and about 24 percent above last June’s level.

Siesta Key Condo Rental Restrictions by Building

Siesta Key has over 67 different condo complexes on the Island each having different rental restrictions and policies. Rental restrictions range from a minimum rental of 1 to 3 day stay to a minimum 12 months.

Minimum lease means renting nothing less than each complexes rental policies. Pets are not allowed with rentals.

Why is this? Some complexes don’t mind the more frequent move in and out of people in the building, while others have decided that they don’t want to have as many changes of people moving in and out during their vacations. Each complex has it’s owns rules for rentals.

May 2015 Sales Continue Record Pace

The residential real estate market in May 2015 in both Sarasota and Manatee counties continued to produce near-record sales, pointing toward another potential record-breaking year in 2015.

Overall sales in Sarasota County hit 1,182, only 42 sales below last month's all-time monthly record, while Manatee County saw total sales of 827, higher than April's figure of 813 and last year's May total of 752.
 
Sales levels in both Sarasota and Manatee counties have been at historically high levels for several months, and median sale prices have also been trending upwards.

Recently the sands of Lido Beach Renourishment project was completed by the city of Sarasota for the summer of 2015.  A larger project is being discussed for the future with the U.S. Army Corps of Engineers.

SARASOTA - Visitors to Lido Beach this summer will find the shoreline more robust than it has been in years.

A city project this spring fortified the beach with 200,000 cubic yards of additional sand. The recycled sand, deposited on a 1.8-mile stretch of beach from Lido Pool to Ted Sperling Park, restored losses from Tropical Storm Debby in 2012.

April 2015 Sales Hit All-Time High


Sales levels in both Sarasota and Manatee counties have been bubbling at the top of historically high levels for several months. In March, overall Sarasota County sales were just below the all time high, while Manatee County sales were also much higher than the traditional volume seen in recent years. In April, the record in Sarasota was finally exceeded, while in Manatee, sales remained at near the highest level in history. At the current pace, both counties will exceed their all-time annual highs in 2015.

Siesta Key Pet Friendly Condos

There are 36 Siesta Key Pet Friendly Condo Buildings and Complexes that allow owners to have a pet of various sizes.  Some Siesta Key Condos allow only one small pet while others allow owners to have several pets.  Each complex is different and most have a size restrictions as well as a number of pets allowed restriction.  Size restrictions can range from as small as a 15 lbs. pet all the way to a 100 lbs. dog.  As a general rule Siesta Key Condos that are pet friendly are pet friendly for the owners only and renters are not allowed pets.

Property Sales Remain High in March 2015

The year 2015 was already churning along at a record-setting pace, but March 2015 sales in both Sarasota and Manatee counties reached even greater levels. The number of closed property transactions increased in Sarasota County in March 2015 by 14.3 percent from last March (to 1,201 from 1,050) and 43.5 percent over last month, when 837 closings were reported. Manatee County saw a 20.1 percent increase from last March (to 800 from 666), and was up 34.9 percent from February, which had 593 closings.

Pace of Sales Quickens During February 2015


The number of closed property transactions increased in February 2015 across both Manatee and Sarasota counties, and pending sales also remained at a high level, a harbinger for a busy spring real estate sales forecast.
