October 2012 Sales Jump 24 Percent over Last Year

The following is the Sarasota Real Estate Market Report for closed busines in October of 2012.  The following statistics and charts come from the Sarasota Association of Realtors report that was published for the public on November 16, 2012.

Members of the Sarasota Association of Realtors® sold 719 properties in October 2012, a robust 24 percent increase over last October’s figure of 577 total sales. The sales total was also 10.9 percent higher than in September, when 648 properties changed hands.

This past week the Sarasota Herald Tribune Reported that an investment firm from New York has begun purchasing single family - 3 bedroom-2 bath homes for rental properties in the Sarasota and Manatee Counties. Sarasota Market Cools, Slightly in September over August but... still Higher than Last Year.

The following information, charts and statistical analysis was reported from the Sarasota Association of Realtors on October 17, 2012.

Members of the Sarasota Association of Realtors® sold 648 properties in September 2012, up almost 14 percent from last September, when only 570 transactions were closed. The figure was down almost 21 percent from the 819 sales in August 2012, continuing the historic trends that normally show a sales lull in the early autumn.

Sarasota Real Estate Market Remains Hot in August

The Following was reported from the Sarasota Association of Realtors dated September 17, 2012

Members of the Sarasota Association of Realtors® sold 819 properties in August 2012, up 36 percent from last August as the hot summer sales market in local real estate showed no signs of cooling off.

SALES
The breakdown was 587 single family homes and 232 condos sold, compared to last August, when only 445 single family and 156 condos sold (for a total of 601 closed sales). The August sales reversed the July 2012 trend, when sales dropped to 699. July has been a slower sales month for the past few years, but the strong rebound in August was unexpected and welcomed by local Realtors®.

Sales in Sarasota Market Continue at Hot Pace in May

The May 2012 numbers are in, and property sales in the Sarasota market once again topped 800 for the third consecutive month. The 854 closed transactions was the second highest total since September 2005, demonstrating once again a market that has recovered to levels not seen since the 2003-2005 real estate surge in Sarasota.

Please find below the latest Real Estate numbers as released by the Sarasota Association of Realtors on May 21, 2012.  Sales volume continues to climb to a seven year high of 886 total closed transactions for April.  Pending sales, which are future closed transactions are at 1,068, which is the third straight month over 1,000.
