Local Housing Market Delayed by Stay-at-Home Order in April

SARASOTA, Fla. (April 21, 2020) – When Governor Ron DeSantis signed a stay-at-home order for the month of April 2020, a pause in the housing market was expected. The new reports compiled by Florida Realtors® and provided by the Realtor® Association of Sarasota and Manatee show significant decreases in overall market activity when compared to April 2019. Sarasota and Manatee counties experienced declines in closed sales, pending sales and new listings, while median prices stay on the rise.

Residential Sales Rise While Market Slowdown Begins in March

SARASOTA, Fla. (April 21, 2020) – The March housing market transitioned from a soaring spring season to a slowdown in activity when COVID-19 concerns began to rise mid-month. Most pending sales from the previous month became closed sales in March with an 8.3 percent rise in closed sales for both markets in Sarasota and Manatee. Fewer properties were added to the market in March, which was expected during the coronavirus pandemic.

2020 Housing Market Starts Strong; Bracing for Change in March

SARASOTA, Fla. (March 20, 2020) – In Sarasota and Manatee counties, the February housing market reports more closed sales and an overall rise in dollar volume. According to monthly reports from Florida Realtors®, median prices increased while inventory declined in both counties.

Home Sales Outpace Supply in January 2020

SARASOTA, Fla. (February 21, 2020) – According to monthly reports from Florida Realtors®, the Sarasota and Manatee housing market experienced another robust month of sales in January.  Compared to the same month in 2019 when there was a decrease in sales and an increase in inventory, the opposite can be said for January 2020; an increase in sales and a decrease in inventory.

Year-Over-Year Home Sales Rise Amid Shrinking Inventory

SARASOTA, Fla. (January 22, 2020) – The residential housing market in Sarasota and Manatee counties showed more activity in December of 2019 than the same month in 2018 with a 49.2 percent increase in the total volume of sales.

SARASOTA, FL. (December 19, 2019)  – In November 2019, REALTORS® in Sarasota and Manatee counties participated in 1,655 total residential sales, 4.1 percent more than the same time last year. Sarasota-Manatee Home Sales Rise in October

SARASOTA, FL. (November 21, 2019)  – In October 2019, Sarasota and Manatee residential sales totaled 1,768 units, up by 12.8 percent from October of last year. According to monthly reports from Florida REALTORS®, the combined inventory across both markets decreased for the fourth consecutive month.

In Manatee, single-family sales increased by 5 percent to 522 sales. Sarasota condo sales by 17.5 percent increase to 315 sales while Manatee condo sales decreased by 0.5 percent to 204 sales in October…

September Sales Hit Highest Year-Over-Year Gains this Year

SARASOTA, FL. (October 22, 2019)  – In September 2019, closed sales increased in the two counties with single-family homes showing the best year-over-year gains this year. According to monthly reports from Florida REALTORS®, inventory decreased across the two-county area this month while prices continue to increase.

SARASOTA, FL. (July 23, 2019)  – The Sarasota and Manatee housing market favors the seller with a decrease in existing home sales in June 2019. Inventory is steady among the two counties as median prices continue to increase year-over-year.
